CFD

Is an abbreviation for "Contract for Difference". A CFD is a 'derivative' that is derived from the underlying value of the share price. A CFD’s allow you to go long (buy the CFD) or go short (sell the CFD).

CFD's give you leverage.

Example: Buying a CFD in XYZ provides you with an opportunity to purchase the shares at a variable rates such as 10 to 1 ratio instead of the full upfront share value cost i.e. paying $1,000 instead of $10,000.

History

Prior to 2006, Axiom experienced a number of difficult years as a residential land developer, being under-capitalised and lacking strategic direction and delivery capability. Its only project was a 40% interest in the Port Geographe Canal Development at Busselton, Western Australia. On April 11th 2006, shareholders voted to accept a recapitalisation proposal and Pivot Group Pty Ltd became Axiom’s major shareholder.

Pivot Group is one of Australia’s most successful private property development companies. Incorporated in Perth in 1972 it has completed over $1 billion worth of developments across Australia – including Office Buildings, Shopping Centres, Medical Centres, Bulky Goods Centres, Hotels, Resorts, Theme Parks and Marinas.

Following the re-capitalisation, the new Axiom Board has concentrated on diversifying Axiom’s portfolio across property sectors and across all Australian states by introducing a number of strategic development opportunities. The new Board has also delivered a core capability within its management team focused on procuring, creating and completing new development opportunities. Some of these opportunities include the successful redevelopment of 100 St George’s Terrace in Perth’s CBD – a $350m office and retail project, the strategic purchase of “The (former) Age” building and associated land at 250 Spencer St, Melbourne, and the creation and delivery of Australia’s largest homemaker centre at Gepps Cross, South Australia.

Axiom has developed a strong capability of identifying and sourcing new property development and investment opportunities to deliver superior relative returns on its equity.


Projects

Worldpark 01 – Adelaide

This campus style business precinct incorporates leading technologies in water and energy conservation. When completed, WorldPark: 01 will provide 34,000sqm of new generation office space in 3 boutique buildings of 11,500sqm each. On 29 June 2009 Axiom announced the commitment of the State Government of South Australia to occupy the balance of Stage 1. Together with the previous precommitment from ASX Top 300 Company, Coffey International, Stage 1’s 11,500sqm is 100% pre-committed. On the 19th of August 2009 the Minister for Urban Development and Planning, Hon. Paul Holloway, turned the first sod to commence construction of Stage 1. The 5 star Green Rated Stage 1 building was completed in October 2010 and was subsequently sold to a major Australian institution for $46.5 million in December 2010. Axiom is currently actively pre-leasing the next stage of this outstanding office precinct.

Churchill Centre South

The first stage of this major project was completed in February 2011 with a 12,600 sq.m Bunnings Home Improvement and outdoor living store on the southern, 6 hectare, site.

The balance of the southern site consists of a 3 hectare parcel of land which has an approval to develop up to 7,000 sq.m. of mixed use retail. Construction commenced for the first stage large format retail precinct following the successful pre-commitment of 5,500 sq.m of retail space. This first stage is expected to be completed in October 2014, and has been pre-leased to US retailer Savers, Auto barn and Pet barn.

The Second Stage of this South project will comprise another 2,000 sq.m (approx.) of mixed use retail and is currently being pre-committed prior to construction commencing.

Churchill Centre North


Completion of construction of the Company’s flagship Churchill Centre North Shopping Centre occurred in May 2014. It comprises a Coles, Kmart, Cheap as Chips and 56 other specialty stores. The site also includes a Coles Petrol and other pad sites of McDonalds, KFC, Repco and Kmart Tyre & Auto. Adjacent to the Shopping Centre is South Australia’s first Costco which is currently under construction, comprising a 14,000 sq.m retail warehouse and is due for completion in November 2014.

The Company has agreed condtional terms with a major international supermarket retailer to anchor Stage 2 of the Shopping Centre with another 4,500 sq. (approx.) of retail. Construction is expected to be completed early 2016.

Churchill Centre North still has approximately 3 hectares of surplus land available for future development.

Churchill Centre – Adelaide

The Churchill Centre site consists of two separate large tracts of land of 6 hectares (6ha South) and 18ha (north) for a total of 24ha, strategically located in the inner northwest suburbs of Adelaide, 5kms from the CBD. Axiom has “ownership” of the land under a 99 year lease with the South Australian Government. The master plan for the two sites will result in a major retail destination servicing the needs of Adelaide’s inner northwestern suburbs.

100 St Georges St – Perth

In conjunction with its major shareholder Pivot Group, Axiom purchased this 6,600 sqm site in joint venture with ISPT 100 St George Terrace Perth in 2006. The project was developed by the partners into a landmark Perth CBD project comprising of 12,000 sqm of retail and 3 levels anchored by Woolworths and various national and international retailers, and a 30,000 sqm green office building occupied by NAB, INPEX and several other major corporations. Axiom sold out of this project to its partner in April 2008, delivering an enhanced return on equity.

The former Age site – Spencer St, Melbourne

Axiom, together with its joint venture partner Industry Super Property Trust (ISPT) purchased this 15,200 sqm strategic site on Spencer Street Melbourne for $66.1 million in February 2007 for a major commercial and retail redevelopment. Following the onslaught of the GFC Axiom managed to divest its half interest to ISPT, following the successful sale of the residential component of the site, representing approximately 20%, for $17m.

Home HQ Gepps X – Adelaide

(Past and current project completed in June 2009) This is currently Australia’s largest integrated homemaker centre. Gepps X Centre is a strategically located major bulky goods retailing destination Centre, strategically located on the Northern Growth Corridor, on the outskirts of Adelaide’s CBD. The site sits 9 kms north/northeast of the Adelaide CBD and the site was sourced by Axiom and purchased by the company (50%) and its joint venture partners Charter Hall (25%) and Harvey Norman (25%) in 2007. The development was managed, leased and delivered by Axiom and completed in June 2009. Axiom sold its half of one of the sites to family interests of Gerry Harvey in December 2010 and currently retains its half share of the last remaining site. When completed in 2009, the centre was the largest integrated bulky goods homemaker centre in the southern hemisphere comprising of 62,000sqm of retail space and 1700 car parks, incorporating Australia’s premier bulky goods retailers such as Harvey Norman, The Good Guys, Super Amart, JB Hi-Fi, Spotlight, Toys’r’Us, Rebel Sport, Mountain Design and many others.
