Folkestone’s funds management platform offers listed and unlisted real estate funds to private clients and select institutional investors, while on balance sheet activities focus on value-add and opportunistic (development) real estate investments.

Folkestone Investment Process

Each real estate transaction is unique but Folkestone’s investment process follows a disciplined process to minimise risk while maximising returns to their clients.

  • Research – strategic research is the core of their investment strategy. Folkestone add their own internal research with publicly available information to develop investment strategies to take advantage of the market and invest at appropriate stages of the cycle.
  • Asset Selection – through their extensive real estate experience, they have developed far-reaching networks of contacts and sources of investment opportunities. Folkestone believe these relationships enable them to source acquisitions “off-market” or with limited competition. This will provide a sound basis to achieve attractive risk adjusted returns.
  • Due Diligence – Folkestone are fundamentally a risk focused, value drive investor, emphasising preservation of capital, downside protection and growing cash flow. They conduct a review of relevant information to identify material risks and validate assumptions in the financial analysis. Rigorous analysis on the asset is undertaken prior to acquisition to identify opportunities for value creation, to mitigate risk and assess the impact of the planned acquisition on the existing portfolio metrics. Consultants will be engaged as appropriate to review key risks including legal, tax, accounting, real estate valuation, insurance, environmental and relevant technical matters.
  • Asset Plans – each investment has a strategic asset plan. The plan clearly articulates the objectives of the investment including the financial performance of the asset, the leasing strategy, and opportunities for repositioning, refurbishment or redevelopment to ensure that the asset maintains its competitive position and efficiency of operation.
  • Asset and Development Management – Folkestone seek value enhancement through active management of their investments ensuring they are operated on the most efficient basis, have an appropriate tenant mix with the goal of maximising rental revenue and managing risk exposure to individual tenants, and refurbishing or re-positioning, where appropriate, to improve rental growth prospects and capital value. In the case of developments, they actively manage the development process to maximise revenue and minimise development delays and cost overruns.
  • Exit Strategy – being a disciplined seller is as important as being a disciplined buyer. Folkestone identify exit options prior to acquisition. They regularly review the performance of each asset against its asset plan, the stated investment strategies and the exit strategy, to ensure they can optimise the returns upon the sale each asset.

Private Funds

Folkestone Real Estate Income Fund at Altona North

The Folkestone Real Estate Income Fund at Altona North (Fund) is a single asset, closed end unlisted real estate fund.

The Fund owns a a large format retail centre at 330 Millers Rd, Altona North, Victoria (The Centre). The Centre has been leased to leading retailers including Bunnings, Officeworks and JB Hi-Fi Home.

The Fund aims to provide Unitholders with sustainable, tax effective income and the potential for capital growth through active management of the Centre.

The Fund’s term is six years from the Centre Opening (September 2014) unless Unitholders agree to a variation of the Fund term.

Folkestone Real Estate Income Fund At Oxley

The Fund is a single asset, closed end unlisted real estate fund.

The Fund owns a neighbourhood shopping centre with a major office component located at 157 Oxley Station Road, Oxley, Queensland.

The Fund is forecast to provide:

  • An annualised distribution yield of 8.00 per cent per annum and 100 per cent tax deferred in FY15; and
  • The potential for capital growth through active asset management and improving retail market fundamentals
  • Folkestone Truganina Development Fund

    Folkestone Funds Management (FFM) has launched the latest in its series of real estate development funds, the Folkestone Truganina Development Fund (Fund).

    FFM has raised $18.25 million to develop, in Joint Venture with ID Dohertys, a circa 690 lot residential land subdivision and 3.1 hectare neighbourhood activity centre in Truganina, Melbourne (‘Project’). The Project, known as “Elements”, will be a carefully master planned community offering a selection of housing lot sizes to suit a range of buyers.

    The key investment highlights of the Fund include:

    • Attractive Investment Returns – target equity IRR of 18% p.a. (post-fees, pre-tax) and a forecast return on investment of 77% (post-fees, pre-tax)
    • Strategic Location – approximately 20 kilometres west of the Melbourne CBD
    • Strong Demographics – located in one of Australia’s fastest growing local government areas
    • Efficient Acquisition Structure – the land is being acquired on deferred terms, with final payment due October 2016.
    • Relatively Low Debt – forecast peak Project debt is $16.3 million or 13.9% of forecast Total Project Costs
    • Site Readiness – development approved land with construction to commence in 2015
    • Underwritten and Co-investment – Folkestone has underwritten the Offer and will co-invest in the Fund

    Truganina is located approximately 20 kilometres west of the Melbourne CBD in the West Growth Corridor, one of the key Melbourne growth corridors. The area is well serviced by transport infrastructure – the new Tarneit railway station is approximately 1.5kms to the south-west of the Project, with the Western Freeway and the Ring Road network close by.

    The Project is an 80/20 joint venture (Joint Venture) between the Fund (80 per cent) and ID Dohertys Road Pty Limited (ID Dohertys) (20 per cent), an entity associated with ID_Land, an experienced, privately owned Melbourne based residential developer. ID_Land has undertaken a number of successful residential developments across Melbourne and this is the third joint venture between Folkestone and ID_Land. Folkestone will co-invest in the Fund.

    The Fund has an expected term of 4.5 years.

    Folkestone Real Estate Income Fund At Sydney Olympic Park

    The Folkestone Real Estate Income Fund at Sydney Olympic Park (Fund) is a single asset, closed end unlisted real estate fund.

    The Fund owns 7 Murray Rose Ave, Sydney Olympic Park (Asset), a 5,931 square metre commercial office building comprising five levels of office space and ground floor retail, and two levels of basement carparking.

    The Fund aims to provide Unitholders with sustainable, tax effective income and the potential for capital growth through active management of the Asset.

    The Fund’s term is five years from 1 December 2012 unless Unitholders agree to a variation of the Fund term.

    Folkestone West Ryde Development Fund

    The West Ryde Development Fund is an unlisted, closed-end development fund in a 50/50 Joint Venture with Toga to develop a residential apartment and mixed-use project in West Ryde, Sydney, New South Wales.

    The project is a mixed-use development built over 7 levels including 229 one, two and three bedroom (subject to approval of the Section 96 Application) residential apartments, and 2 levels of car-parking located at 7-19 Chatham Road, West Ryde.

    Folkestone Real Estate Income Fund At Wollongong

    The Folkestone Real Estate Income Fund at Wollongong (Fund) is a single asset, closed end unlisted real estate fund.

    The Fund owns 43 Burelli Street & 34 Stewart Street, Wollongong (Asset), a 9,812 square metre commercial office building comprising five levels of office space and ground floor commercial/retail, and one level of basement carparking.

    The Fund aims to provide Unitholders with sustainable, tax effective income and the potential for capital growth through active management of the Asset.

    The Fund’s term is six years from 26 June 2013 unless Unitholders agree to a variation of the Fund term.

    Folkestone CIB Fund

    The Folkestone CIB Fund is a closed wholesale unit trust that was established in June 2001. The Fund’s current portfolio includes nine 24-hour police stations and two law court complexes.

    The objective of the Fund is to provide a high yielding monthly distribution to its unitholders whilst maintaining its real value. The Fund is highly predictable with a low level of volatility and a substantial tax advantaged component.

    Whilst CIB is a wholesale unit trust, it has been established as an ASIC registered managed investment scheme.


    Projects

    The Ranges, Karratha

    Karratha is the largest community in the Pilbara Region and is home to approximately 15,000 people. The Pilbara Region has a rapidly growing population and a number of large scale natural resource projects underway comprised mainly of oil and gas together with iron ore and mineral mining. Continuing investment in new projects and public infrastructure are expected to drive further economic and population growth in the Pilbara Region, which in turn will lead to increasing demand for permanent and short-term accommodation.

    Potters Grove, Officer

    Potters Grove, Officer is a 14.1 hectare site located in the Cardinia Shire, in south-east Melbourne. Potters Grove is a 50/50 joint venture between Folkestone and ID_Land. As at 31 December 2014, 157 lots (65 per cent of total lots) had been settled and 58 lots (24 per cent of the total) had been contracted for sale but not yet settled. Since December, further sales have been made, with 158 lots now settled and 63 contracted but not settled, leaving just 19 lots in the estate unsold. Folkestone expects the balance of the remaining lots to be developed and sold by late 2015.

    North Side, Officer

    In August 2014, Folkestone announced that it had acquired, in a 50/50 joint venture with ID_Land, a call option over 8 hectares of land in Officer, south-east Melbourne. The land is located on the northern side of the Princes Highway in Officer, diagonally opposite Folkestone and ID_Land’s current 240 lot residential land sub-division project known as Potters Grove. Officer is located in the Cardinia Shire which is in the south-east growth corridor of Melbourne and one of the fastest growing areas in Melbourne.

    The project is Folkestone’s third joint venture with ID_Land, who specialise in land sub-division and medium density development. The joint venture has acquired the land on deferred terms providing a capital efficient structure and they will be able to leverage their existing brand and marketing in Officer to achieve good speed to market once development approval is obtained.

    North-West, Sydney

    In December 2014, Folkestone announced that it had entered into a 50/50 joint venture with Lyon Group, a leading Sydney developer, to develop strategically located, mixed-use sites opposite one of the major train stations in Sydney’s North-West.

    Folkestone has agreed to contribute circa $2.2 million in a series of payments to fund option agreements over two commercial buildings. Under the agreement, the joint venture will also seek to consolidate a number of joining land parcels to unlock a significant mixed-use (commercial, residential, retail and community use) development opportunity in this key location.

    Folkestone may sell down part of its investment to introduce third party capital into the project prior to rezoning/DA approval and/or at the development stage.

    Millers Road, Altona North

    The Millers Road, Altona North development site was acquired in December 2007. The land is located approximately 13 kilometres from the Melbourne CBD. The precinct is now known as Millers Junction.

    In September 2014, Folkestone completed Stage 1 development, Millers Junction Home, comprising a 21,639 square metre large format retail centre which is 100 per cent leased to tenants such as Bunnings and Office Works, together with JB Hi-Fi Home, Repco, PETstock and PETvet. The Centre was sold and developed for the Folkestone Real Estate Income Fund at Altona North. Folkestone also sold 8,063 square metres of land to Aldi Stores for a 1,600 square metre supermarket which Aldi are currently developing.

    Folkestone announced in August, a 50/50 joint venture with Wilmac Properties to develop Stage 2 into 60 commercial mews with an end value of approximately $30.0 million. Marketing of the mews has commenced.

    Chatham Road, West Ryde

    Folkestone has co-invested in the Folkestone West Ryde Development Fund which is undertaking, in joint venture with the Toga Group, a residential development project located at 7-19 Chatham Road, West Ryde known as Central Square.

    Central Square originally comprised 205 residential apartments, 22 commercial suites and 259 car parking spaces over 7 levels on a rooftop stratum above a Coles supermarket. The joint venture applied for, and was granted, an S96 variation to have the commercial suites converted to residential and to change the mix of apartments to increase the number of apartments from 205 to 229. All 229 apartments have been pre-sold.

    Construction is underway and is forecast to be completed in September 2015 – 8 months ahead of schedule. Folkestone has co-invested 50 per cent of the Fund ($8.7 million). As a result of the increase in apartments, higher than forecast sales prices and reduction in time, the forecast return on equity has increased from 32.0 per cent p.a. to 45.0 per cent p.a. and the equity IRR has increased from 18.0 per cent p.a. to 27.0 per cent p.a. (pre-tax, post fees).
